We view and make an offer

We visit, confirm what fitting out is needed, and put the rent and lease term in writing. Nothing is committed until you've seen the numbers.

Sign, then stop thinking about it

We handle the tenancy agreement, furnish the unit and start marketing rooms. Your rent begins on the date in the lease, whether or not the rooms are filled yet.

Legal & compliant

Co-living done inside the rules.

Renting rooms is legal in Singapore, but short-let arrangements are not. Every tenancy we sign is written to stay on the right side of the Planning Act — that protects your property as much as our business.

3 months The minimum stay URA sets for private residential property. Our leases start at three months, so no tenant of ours can breach it.
6 or 8 The cap on unrelated occupants — six for units under 90 sqm, eight for units of 90 sqm and above. We let rooms within these limits.
Written leases Every tenant signs a proper tenancy agreement with house rules attached. Nothing is informal, and nothing is by the night.

Minimum stay and occupancy caps are set by the Urban Redevelopment Authority; the raised eight-person cap for larger units currently runs to 31 December 2026. HDB flats are governed by separate HDB subletting rules. If your unit sits in a development with its own MCST by-laws, or is an HDB property, tell us early and we'll confirm what's permitted before anything is agreed.

What owners ask us first.

How long is the lease you take?

We take a head lease on the whole unit — typically 2–3 years TBC — and sublet the rooms within it. A longer term is what lets us absorb the furnishing cost and guarantee your rent.

How much rent would I get?

It depends on the size, condition and location of the unit and how many rooms it supports. Send us the details on WhatsApp and we'll come back with a figure in writing, usually within a couple of days.

Do I have to furnish it?

No. We fit out and furnish the unit for co-living at our cost, and the furnishings stay with the unit for the duration of our lease.

Who pays the utilities?

We do. Wi-Fi, utilities, aircon servicing and weekly cleaning of the common areas are all included in what our tenants pay, and handled by us.

What if a tenant damages something?

Tenants pay a deposit and are liable for damage beyond fair wear and tear. Either way, you deal with us and not with them — repairs are arranged on our side.

What condition is the unit returned in?

Handed back at the end of the lease in the condition it was taken, allowing for fair wear and tear, with a joint inspection at both the start and the end so there's a written record.

Can I still visit my property?

Yes, with reasonable notice so we can let the tenants know. Their tenancy gives them quiet enjoyment of the home, so visits are arranged rather than unannounced.

Is this legal?

Yes, when it's done properly. Renting rooms on tenancies of three months or more is permitted for private residential property; short-term letting is not. See the compliance section above for the specifics, and tell us if your unit is an HDB flat, as different rules apply.

What kinds of unit suit co-living?

Private apartments and condos with 3 or more bedrooms TBC work best, ideally within walking distance of an MRT station. If you're unsure whether yours fits, just ask.
